Location of Toa Payoh New Town
The Toa Payoh planning area is located within the Central Region. It is bounded by Braddell Road and Bartley Road to the north, Upper Paya Lebar Road tot the east, MacPherson Road and Jalan Toa Payoh to the south and Thomson Road to the west. It covers a total of 845 ha in land area.

Toa Payoh New Town Subzones Planning
The Toa Payoh planning area is made up of 12 sub-zones for planning purposes. Due to the fact that it is almost impossible to list down all the land sizes of the specific zones, only the map of the subzones is shown.
Toa Payoh New Town Planning Proposal
The key proposals for the Toa Payoh planning area include:
Toa Payoh - Residential
The existing public housing in Toa Payoh Town is currently undergoing redevelopment and upgrading. Private high-density housing is also proposed to incease the variety of housing forms in the planning area. To ensure a better housing mix, medium-density housing will be introduced at the fringe centres such as at Braddell Road, Marymount Road, Thomson Road and Bartley Road. With these proposals, there will be an increase of about 13,000 housing units over the existing stock, bringing the total to 50,649 dwelling units in Toa Payoh planning area.

Toa Payoh New Town - Commercial
Toa Payoh will be served by a hierarchy of commercial centres, ranging from the town centre to neighbourhood centre. The Toa Payoh Town Centre will be redeveloped to keep up with the new town centres in other areas. The Town Centre will be the main focus for commercial activities in Toa Payoh. Other sub-zones will be served by existing neighbourhood centres.
Toa Payoh New Town - Industrial
There are 3 main industrial areas in the Toa Payoh planning area. They are at Braddell Road, Toa Payoh Lorong 8 and Kampong Ampat areas. There are also pockets of industrial development within the Toa Payoh Town. Most of the industrial developments have been retained in the planning area as employment centres. The industrial land provision for the Toa Payoh planning area amounts to 82 hectares.
Toa Payoh New Town - Recreational
The major park in the planning area is the Toa Payoh Town Park. In addition to the town park, neighbourhood parks and open spaces are proposed to meet the recreational needs of the residents. The park provision is also aimed at providing green relief for the intense built-up living environment in Toa Payoh Town. A greenway network is proposed along Kallang River to facilitate accessibility to Singapore's major recreational areas like the Kallang Stadium Sports Complex to the south and Bishan Regional Park to the north.
Toa Payoh New Town - Facilities
A total of 14 primary schools and 10 secondary schools are provided in the Toa Payoh planning area, as illustrated in the Figures below. Other facilities such as religious buildings, community facilities, sports and recreational areas are provided for in accordance with the relevant planning standards.
